Further Details

The accommodation itself is large, attractive, well-equipped and spacious with stone floors and underfloor heating throughout the ground floor. The kitchen/diner is very stylish and looks out over the valley in which it sits. Built for ease and pleasure it has 2 large ovens and a large halogen hob, a microwave and two dishwashers. Next to the kitchen is a large games room with pool table, table football, large TV and DVD. This leads to 2 large bedrooms both with zip and link beds, TV's and en-suite wet-rooms. Just off the kitchen you will find a WC/utility room with the pool building beyond where there is a 10m x 5m pool with a constant depth of 4ft. Within the pool area there is also a sauna.

A wide oak staircase leads to the first floor and brings you to the large open plan living room with a ceiling to floor window which displays the wonderful views beyond. There is wooden flooring throughout the first floor which gives a wonderful feeling of space and style. Off the living room are 4 en-suite bedrooms all with zip and link beds and TV's. 2 of the en-suites are wet-rooms and 2 have free standing baths and walk in showers.

Booking Notes

From the road there is a 1/2 mile gravel leading you to a large parking and turning area. It is possible to get a vehicle right up to the ramp on the front door. From the car park area to the front door you have a gentle paved ramp with a 1m square paved area before the front door. Here you go across a 5mm threshold through an 800m doorway directly into the downstairs games room (13m x 7m). This has large flat screen TV, DVD, ipod dock, pool table, table football, 2 x armchairs and 5 seater sofa.Both of these bedrooms have a walk in wet room through 800mm doorway. Bedroom 1 en-suite is 1.60m x 4.5m and bedroom 2 is 1.10m x 4.5m. They are both fully tiled throughout with toilets at 420 high.

Pricing Info

Applicants can provisionally reserve the property over the telephone with the Agent but no contract shall exist between the Applicant and the Owner until the terms and conditions have been agree to and the Agent has received the relevant payment in accordance with and subject to the provisions of Condition 4 at which time the reservation will be confirmed subject to the Booking Form having been submitted with all required information to the satisfaction of the Agent.

Time of arrival: 4pm
Time of departure: 10am
Departure Time for Ham Bottom is 10am. Unfortunately we are unable to extend this time and it is very important that departure is prompt, to enable us to finish the properties to the high standard that you find them we need to start cleaning and maintenance promptly in order to have the property ready by 4pm.

The Local Area

For reservations made more than 12 weeks prior to the commencement date a booking fee of 20% of the total amount due must be sent with the completed Booking Form. If a reservation is made less than 12 weeks before the commencement date the total amount due together with any additional charges must be tendered at the time of submission of the Booking Form. In the event that the Agent does not accept an Applicant's reservation all moneys paid will be refunded immediately.

The balance of the full amount due in respect of the reservation and any additional charges are due 12 weeks before the commencement date. The Cautionary Deposit of £500 is due one week prior to the commencement date.

About Wellington

Wellington is a small Somerset town, 7 miles south-west of Taunton on the edge of the Blackdown Hills, which provide a picturesque setting for a riding, cycling or walking self-catering holiday.

The town itself enjoys regular farmers’ markets, where a variety of local produce can be bought. Wellington Park was designed by the noted German architect F.W. Meyer and has an ornamental fountain and recently restored Victorian features. The 53 metre Wellington Monument sits on the highest point of the Blackdown Hills and the fine views from the monument extend across the Bristol Channel and Exmoor.

Golf is available at a number of nearby golf courses, such as the Oake Manor Golf Course, as well as fly fishing at the Hawkridge Reservoir and course fishing at Durleigh Reservoir, making Wellington a good destination Activity Short Break holiday let.

Exmoor is just 14 miles away, with its atmospheric heathland and indigenous wild Exmoor Ponies, while the moorland and woodland of The Quantocks are also only 10 miles from Wellington. Both areas are ideal for scenic riding, hiking and cycling. The 18th century poet, Samuel Taylor Coleridge, lived for a time on the edge of the Quantocks at Nether Stowey, and the 36 mile Coleridge Way walk is a treat for those seeking a rewarding Culture and History Short Break.

How to Get There

Ham Bottom is located within the 80 acres of ground belonging to Ashley and Jessica Vellacott. This is situated in the tiny hamlet of Wellisford, deep in the heart of the Somerset countryside which is an area of outstanding natural beauty. If it's a relaxing peaceful break you're after, the immediate area is great for ambient walks and also offers golf, fishing and horse riding. Surrounded by rolling hills with fantastic views, this is also an excellent base for exploring the wider area. The Exmoor National Park with its beautiful and varied scenery and the magnificent Dunster Castle are only a few miles away. The charming little towns of Porlock and Lynton & Lynmouth along the west Somerset coast are easily reached, as are the inland county towns of Exeter and Taunton. The seaside resorts of Woolacombe and Exmouth make for good days out, whilst Crealy Adventure Park, the West Somerset Railway and Paignton or Bristol Zoo make for excellent family fun. The Brendon, Blackdown and Quantock Hills are also accessible, offering some diverse countryside and pretty villages.
